September brought a familiar Leavenworth pattern: prices holding their ground, more homes to choose from, and buyers taking their time. Here's what the NWMLS numbers for single-family homes in 98826 show, and what they mean if you're thinking about a move.

Prices

The median sale price was $622,500, up 5.8% from $588,500 in September 2025, across 14 closed sales. The average sale price came in at $869,946.

In a market this size, one month's median depends heavily on which 14 homes happened to close. The steadier measure is the year-to-date median: $760,000 through September, down just 1.0% from $767,500 at this point last year.

Market Balance

Sellers received 96.1% of list price on average, up from 94.8% a year ago, so homes that are priced right are still selling close to asking.

The biggest year-over-year move was days on market: 108, up from 64 (+68.8%). Keep that in perspective: it's the median of only 14 sales, so a few homes that sat a long time pull it up quickly. Year to date, days on market is 72, nearly even with 74 last year.

Months of supply reached 14.8, up from 11.1. Anything above roughly six months is generally considered buyer-favored, and Leavenworth is well past that.

Inventory

137 homes were for sale at the end of September, up 20.2% from 114 a year ago and just under August's 143. New listings ticked up to 13 from 11. Pending sales fell to 6 from 15, which points to a quieter October for closings.

The Year So Far

Looking across the past 13 months, the year-to-date median has stayed in a narrow band between about $755,000 and $850,000 even as single-month medians swung from $480,000 to $1.17 million. Meanwhile, the number of homes for sale has roughly tripled since last December (45 to 137), and 83 homes have closed in 2026 compared with 88 by this point in 2025 (−5.7%).

What It Means for You

If you're buying

  • You have real choice. With nearly 15 months of supply, you can compare homes and negotiate on price, repairs, or closing costs.

  • Don't wait for a bargain on every listing. Well-priced homes are still selling at about 96% of list.

  • Get pre-approved now so you can move confidently when the right home comes up.

If you're selling

  • Price it right from day one. You're competing with 137 other listings, and overpriced homes are the ones sitting.

  • Presentation matters. Clean, well-prepared homes are the ones closing near asking.

  • Plan for a longer timeline than in past years, and know your bottom line before the first offer.
