East Wenatchee Market Update — July 2026

If you're watching the East Wenatchee (98802) market this summer, here's what the numbers actually say.
Homes are selling fast. The median days on market dropped to 18, down from 44 a year ago — a 59% drop. That's the standout number this month, and it tells you sellers who price correctly aren't waiting around.
Prices cooled slightly for the month. The median sale price came in at $499,700 in July, down 5.7% from July 2025. But zoom out to the year-to-date view and the picture flips: median price is actually up 3.6% for the year, at $531,900. One month of softer pricing doesn't undo a year of steady gains — it's a reminder to look at trends, not snapshots.
Buyers had more to choose from. Active inventory rose to 113 homes, up 3.7% year-over-year, and closed sales climbed 11.1% to 40 for the month. More listings, more closings — the market is moving, not stalling.
Months of supply sits at 3.5, essentially flat and still on the seller-favoring side of balanced. Sellers are still getting 99.4% of list price on average.
