Ephrata buyers showed up in September. Ten homes closed in ZIP 98823, up from six a year ago (+66.7%), and the homes that sold moved faster than at any point in the past 14 months.

September 2026 at a glance

Median sale price: $379,500 (▲1.9% year over year)

Closed sales: 10 (▲66.7%)

Days on market: 41 (▼8.9%)

Active inventory: 69 homes (▲3.0%)

Months of supply: 6.5 (▲3.2%)

Year-to-date median price: $364,000 (▲4.0%)

Percent of list price received: 99.5%

The 14-month trend

Looking back to August 2025 gives a clearer picture than any single month. The year-to-date median has climbed from $350,000 to $364,000. September's 41 days on market was the fastest pace in the full 14-month stretch, after a slower summer when homes averaged 98 to 123 days. Supply has grown from 4.8 months to 6.5 months, so buyers have noticeably more homes to choose from than they did a year ago.

What it means

For buyers, Ephrata offers more selection and more room to compare than most of North Central Washington right now. For sellers, the takeaway is pricing: homes priced right are still selling quickly and close to asking, at 99.5% of list price on average.

A note on the numbers: Ephrata is a smaller market, so a few sales can swing the monthly percentages. The 14-month trend is the better guide to where things are headed.
