Ephrata Real Estate Market Update — August 2026

Ephrata's housing market showed an interesting split in August: sales activity picked up sharply, but homes are taking meaningfully longer to sell.

Days on market rose 88.5% year-over-year — from an average of 52 days in August 2025 to 98 days this August. That's the biggest move in this month's data.

At the same time:

  • Pending sales climbed to 12, up 71.4% from last year

  • Closed sales reached 14, up 40.0%

  • Median sale price rose to $371,500, up 28.1%

  • Average sale price held steadier at $360,946, up 0.6%

  • Inventory sits at 60 homes, down 4.8%

  • Months of supply is at 5.8, up 5.5%

Year-to-date, the market looks more moderate: median price is up 3.6% ($360,000), while new listings (-7.1%) and closed sales (-8.3%) are both running slightly behind last year's pace.
