Homes in Quincy (98848) are still selling — just not as fast as they were a year ago. That's the headline out of this month's Northwest MLS report, and it's worth understanding before you price a listing or make an offer.## The number that stands out: days on market. The biggest year-over-year swing in Quincy this month wasn't price — it was time. Homes that closed in August 2026 spent a median of 60 days on market, up from 34 days in August 2025. That's a 76.5% jump, and it's the largest move of any metric this month. What that means in practice: buyers have more room to shop around and negotiate, and sellers need a sharper pricing and marketing strategy to compete for attention. A well-priced, well-presented listing can still move quickly — but the days of near-automatic multiple offers are behind us for now.## Where the rest of the numbers landed- Median sale price: $552,000, up 37.0% from $403,000 a year ago- Closed sales: 15, up 36.4% from 11- Homes for sale: 84, up 29.2% from 65- Months of supply: 9.7, up from 7.8 — this is now a market with real inventory to choose from- Percent of list price received: 99.5%, essentially flat from 99.6%Year to date, the picture is calmer: median sale price through August is $418,950, down slightly (-0.3%) from the same period last year, while closed sales are up a modest 1.5%. The single-month numbers are more dramatic than the year-to-date trend, which is common in a smaller market like Quincy where a handful of higher-priced sales can swing the monthly median.## What this means if you're buying or selling**Sellers:** with inventory and days on market both climbing, pricing right the first time matters more than it did a year ago. Overpricing in this market risks a longer sit and a price reduction later.**Buyers:** more inventory and more time on market means more negotiating room than Quincy has seen in a while. It's a good moment to be selective rather than rushed. As always, monthly stats can look extreme in a market this size — a few sales either way move the percentages quite a bit. If you want the context behind these numbers for your specific street or situation, reach out any time.---*Data source: Northwest Multiple Listing Service, Local Market Update for 98848, current as of September 1, 2026.***Harold L.
