Wenatchee Market Update — July 2026

Something shifted in the Wenatchee (98801) market this July, and it's worth paying attention to.

Days on market jumped to 38 — up 18.8% from a year ago. That's the headline this month. Last summer's homes were selling in an average of 32 days; now buyers are taking closer to five and a half weeks to make a decision. This isn't a slowdown so much as a normalization — the frantic pace of last year is easing into something more sustainable.

Pricing held remarkably steady. The median sale price came in at $499,000, essentially flat against last July's $500,000 (down just 0.2%). Zoom out to the year-to-date view and it's a different story: median price is up 4.9% for the year, sitting at $535,000. One steady month doesn't undo a year of gains.

Buyers had noticeably more to work with. Active inventory climbed to 122 homes, up 14% year-over-year, and months of supply rose to 3.5 — up nearly 13% from last year. Closed sales were also up, 8.6% to 38 for the month. More homes on the market, more time to decide, and sellers still closing deals — not a bad combination for anyone house-hunting this summer.

The one number that stands out from the rest: average sale price jumped 7.9% to $573,276, even as the median barely moved. That gap between median and average usually means a handful of higher-end sales are pulling the average up — worth watching if you're active at the top of the market.

What this means for 98801: the market is giving buyers room to breathe without sellers losing ground. If your summer plans included "wait and see," this might be the month worth a second look.
